01How is the repayment estimate calculated?

It uses the mortgage amount, monthly interest rate and number of monthly payments in the standard amortisation calculation.

02Is the illustrative interest rate a current OMF rate?

No. It is an example input for exploring the calculation, not a live rate, recommendation or lender offer.

03Why does interest-only leave capital to repay?

Because each monthly payment covers interest only. The mortgage balance is not reduced, so the original capital remains due at the end of the term.
